AUSTIN’S SINGLE FAMILY HOME PRICES: UP OR DOWN IN 2024?

Will Austin's Single Family Home Prices Go Up or Down in 2024?

Will Austin’s single family home prices go up or down in 2024? Clearly, there are many factors involved.

The ubiquitous single family home is an integral part of the American Dream – a private place to come home to, to raise kids, to advance one’s investment portfolio, to remotely work from and to shape and decorate exactly as you wish.

More than half the people in a survey conducted by lendingtree.com cited “flexibility to do whatever they want with the space” as a top reason to own a home. Stability was second “not having to worry about renewing a lease” and the pride of homeownership came in third. In fourth place was the investment value.

Among the challenges of homeownership, maintenance and repair tops that list, with property taxes right behind it. Depending how you look at it, renters pay both of those as well in their monthly rental fee, as landlords factor in their own costs when setting rent.

Why a Single Family Home in Austin?

The single family home offers the greatest opportunity to create one’s personal nest, solo, couple-wise, as a family with kids or quiet refuge in retirement. And in the greater Austin area, homes of all kinds can be found. The prices might strike fear in the hearts of many buyers, but a savvy buyer with a budget under $1 million and a measure of patience can find a residence which meets their needs, budget and lifestyle.

As Austin continues on the growth trajectory it has been experiencing the past few years, the housing market, current home owners and municipalities are confronted with a conundrum. Houses cannot be built quickly enough to meet demand, and homeowners with a sweet slice of equity may strongly consider cashing out, downsizing, relocating or buying a bigger house. Buyers with some flexibility in location, size and condition will have an easier time finding a home that suits them, but will the price be reasonable?

The National Association of REALTORS® reports: “Lack of inventory and affordability continued to impact first-time buyers during the fourth quarter [of 2023]. For a typical starter home valued at $332,900 with a 10% down payment loan, the monthly mortgage payment fell slightly to $2,120, down 1.2% from the prior quarter ($2,146). However, that was an increase of $190, or 9.8%, from one year ago ($1,930). First-time buyers typically spent 39.4% of their family income on mortgage payments, down from 40.3% in the prior quarter.”

Single Family Homes in Austin: Not Just Supply and Demand

Home prices and sales are linked not only to supply and demand principles, but also to interest rates and wages. If buyers back up to wait for interest rates to inch downward, then the houses for sale may not be selling as fast and thus cannot command the top tier of prices in their respective styles and neighborhoods.

A report by cnbc.com on a Redfin study points to lower home prices in and around Austin. “Austin is emblematic of the low-interest house-buying frenzy of the pandemic, and how quickly the real estate market can switch from undervalued to overpriced. With Austin’s home prices elevated above the national median, buyers have become more reluctant to purchase a home in that market, which drove down prices in 2023.”

Potential Stability in Single Family Home Prices

While median single family home prices at $424,990 are still above the national median of $408,732, they have stabilized into more affordable territory. If mortgage rates decline, the home market pricing might rise, and if it stays the same, buyers could benefit from sellers willing to entertain offers.

Home prices in and around The Bat City have come down as much as 10% from a year ago, and new home construction is steady. Home buyers willing to look around at all kinds of single family homes in different neighborhoods may be surprised by what they find. An open-minded outlook can go a long ways to getting into a single family home, prices up or prices down.

With a down payment, stable salary, acceptable credit rating and a splash of optimism and confidence, anyone can achieve the pride of home ownership in Austin. Then sit back and watch both the sun rise and the home equity rise across the years in your own private, independent, single family home.
